Oakwood Farms is a site-condominium community. What does site condo mean?

A site condo means it is a private community that is owned by the homeowners. You own your land and you are a partial owner in the common area as well. The association that is formed will pay for trash removal, snow removal, lawn maintenance of the common area, street sweeping, etc.

Does Oakwood Farms have rules?

Yes, these rules are to protect YOU, your investment, and your property values. For example, a neighbor wanting to put up a pink fence, leaving a barking animal tied outside for hours, or parking an RV on the street are some things you as homeowners will be able to control.

The minor rules that have been adopted by the developer are rules that will assure you, your family and neighbors, live in a pleasant and proud community.

Can I have a fence?

The developer has outlined a no fence rule without approval. If you are going to install a pool you must have a fence to protect yourself. Co-owners that have small children and feel their proximity to any open water within the project poses a threat shall be allowed to erect and maintain a suitable fence to insure the safety of those children; however, when the area no longer poses a threat you will be asked to remove the fence.

I’d like to have a shed or additional storage area. Can I do that?

Yes. A shed/outbuilding is permitted. They shall not be smaller than 8 x 10 and no larger than 14 x 20. This building must be consistent with the building materials of the single family home. A driveway to the shed is prohibited and must be opposite the garage side of the home.

How long do I have to install my lawn?

Within 6 months of occupancy all yard areas shall be landscaped. We also require in addition to your landscaping you plant a minimal amount of trees between the street and sidewalk. The variety is to be Bradford Pear. This is a pear shaped tree, not a fruit tree. (Minimum 2 or 3 trees per lot, with corner lots being at least 4 to 6.)

Can I have a dog?

Of course you may, up to 2 household pets. However, they may not be left tied outside, run loose on the common area or be unsupervised. A responsible person must accompany their pet while enjoying the common areas. Due to the nature of the animal, no pit bulls or other dangerous/savage animals may be kept in the community. No breeding of animals is allowed. A dog run must be approved by the Architectural Control Committee and must be an integral part of the residential structure and adequately screened. Household pets are considered to be cats and dogs, no chickens, pigs or llamas. Having two household pets means two cats, two dogs, one cat one dog, etc. Fish obviously are allowed in a more than 2 capacity.

Can I keep my boat on my property?

Yes you may, as long as it is stored in a closed garage. No trailers, inoperable vehicles, camping vehicles or other such equipment can be left outside. Obviously if you are packing your camper for a trip, getting your boat ready for the morning fishing trip it can be left on the driveway.

I love garage sales in the summer. Can I still do this?

Yes you may. Two per home per year.

Can I have a satellite dish on my property?

Yes, up to a maximum of 39 inches in diameter shall be allowed upon the approval of the board.

My kids love to play basketball. Can I have a basketball net?

Written approval of the committee is required for playground equipment, decks, pools, hot tubs, gazebos and basketball nets.

Who is the Architectural Control Committee and why do I have to have these items approved?

Initially, the Architectural Control Committee is the developer. Once the community is complete an election of the homeowners will determine the members.

The reason for approval from the architectural control committee is to help keep your most important investment, just that, an investment. This is in no way to “tell you what you can and can’t do,” it is to provide you with the quiet enjoyment of your home and hold others to the same standards of maintenance and pride of ownership.
